This Agreement applies to all members of the Guest’s party (the “Group”). The Guest is responsible for sharing this Agreement and its requirements with all individuals permitted onto the property.
Terms & Conditions
1. Guest Responsibilities
Guests must:

Abide by all posted rules and regulations.

Keep the premises clean and safe.
-
Avoid creating unsafe or unsanitary conditions.
-
Not use the property for commercial or unlawful purposes.
Violation of these rules is considered material breach and may result in immediate termination of occupancy without refund.
2. Occupancy & Use

The number of guests must not exceed the property’s listed capacity without prior approval.

No fraternities, school, civic, or non-family groups allowed without written permission.
-
Subletting or assignment is not permitted.
-
The owner reserves the right to enter the property for inspection, maintenance, or repair.
Violations may lead to expedited eviction with no refund.
3. Security Hold or Damage Waiver
Guests must choose either:

A $3,000 security hold (released after checkout if no damage occurs), or
-
A non-refundable damage waiver (as described above).
If damages occur, the owner will provide an itemized report and charge the card on file. Charges may include:
The owner is not obligated to use the least expensive repair options.
4. Pets
Pets are only permitted with written approval from the owner.
Unauthorized pets may result in immediate eviction and forfeiture of all payments.
5. Children
Guests must notify the owner if children are staying, including the number of minors (anyone under 18).
6. Refund Policy
No refunds will be provided for:

Inoperable appliances, pools, hot tubs, elevators, etc.

Power outages, water shortages, flooding, construction, or natural events.
-
Mandatory evacuations due to weather or other emergencies.
7. Telephone Use
Phones may allow local calls only. Long-distance calls require a calling card unless otherwise stated in the property description.
8. Lost & Found
Guests are responsible for all shipping costs for returned lost items.
Unclaimed items after 30 days will be disposed of.
9. Hot Tub & Pool Use

Pools and hot tubs are serviced before or on the day of arrival.

Misuse (adding soap, oils, glass, or metal) will incur a service charge.

Pets are not allowed in pools or hot tubs — violations result in eviction.
10. Linens & Towels
Guests are responsible for lost or damaged linens at 2x the replacement cost.
11. Property Unavailability
If the property becomes unavailable for any reason, the owner will:
Guests agree to indemnify the owner for injuries or damages occurring during their stay, except those caused by gross negligence.
12. Termination
Violation of any term may result in immediate termination of the agreement without refund.
13. Legal Jurisdiction
This agreement is governed by the laws of the state where the property is located.
Any legal disputes will be settled in the county of the property’s location.
If any clause is deemed unenforceable, the remaining terms remain valid.
14. Recreational Activities
Guests acknowledge that participation in outdoor and water activities carries inherent risks (injury, illness, paralysis, or death).

By signing, the guest acknowledges and agrees that:

All activities are undertaken at their own risk.

They are responsible for all members of their group.

The property and equipment will be returned in the same condition as received.

They will indemnify the owner against any personal injury or property damage claims.

They have read, understood, and voluntarily accepted all conditions of this agreement.
