This property has special local compliance requirements which include:
- A signed rental agreement
- ID verification
- A security hold of $3,000 (not a traditional security deposit; it’s a pending transaction only)

Instead of the $3,000 security hold, you may opt to purchase a non-refundable damage waiver offered by a third-party insurance provider.

2. Agreement & Guest Responsibility
This Agreement applies to all members of the Guest’s party, regardless of age or affiliation (“the Group”).
The Guest is responsible for:
- Sharing this agreement and its requirements with all members of the Group.
- Ensuring compliance with all terms listed herein.
In consideration of rent received and mutual promises contained, the Owner leases the property to Guest(s) under the following terms and conditions.
3. General Rules & Use of Property
- Guest agrees to abide by all house rules posted on the premises or listed in this agreement.
- Guest must keep the premises clean and safe and avoid creating unsafe or unsanitary conditions.
- Commercial use or any illegal activity is strictly prohibited.
- Violation of any rule will result in termination of occupancy without refund.
4. Occupancy & Conduct
- The property cannot exceed the stated occupancy limit without prior approval.
- Fraternities, school, civic, or non-family groups are not permitted without written consent.
- No subletting or assigning the property.
- The Owner reserves the right to enter the property for inspection, maintenance, or repairs.
- If the property is listed for sale, Guest agrees to allow access by appointment.
5. Security Hold or Damage Waiver
A security hold or non-refundable damage waiver is required.
- If you choose the security hold, it will be released in full after your stay, provided there is no damage.
- If damage occurs, the Owner will provide an itemized report, and the credit card on file will be charged.
- If damages exceed $3,000, Guest agrees to pay the balance within 5 business days.
Possible charges include (but are not limited to):
- Excess cleaning or trash removal
- Hot tub draining/refilling
- Missing or damaged items
- Building or property repairs
6. Pets & Children
- Pets are not allowed unless explicitly approved by the Owner.
- Unauthorized pets will result in immediate eviction with no refund.
- Guests must inform the Owner if children will be present, including the number of children under 18.
7. Refunds & Interruptions
No refunds will be issued for:
- Inoperable appliances or amenities
- Power outages, water shortages, flooding, or construction
- Evacuations or weather-related issues (“Acts of God”)
The Owner will make every reasonable effort to resolve maintenance issues promptly.
8. Telephone & Communication
If a landline is available:
- Long-distance calls may be blocked.
- Guests may need a calling card.
- Unless otherwise stated, long-distance calls are not complimentary.
9. Lost & Found
Guests are responsible for shipping costs of returned items.
Unclaimed items after 30 days will be discarded.
10. Pools, Hot Tubs & Outdoor Equipment
- Pools/hot tubs are tested and prepared prior to check-in.
- Misuse (adding soap, oils, glass, etc.) may result in service charges.
- Pets are not allowed in pools or hot tubs — violation leads to immediate eviction.
- Outdoor or water activities (canoes, bikes, etc.) involve inherent risks. Guests participate at their own risk.
11. Linens & Towels
Guest is responsible for lost or damaged linens or towels at 2x the standard rental price.
12. Property Unavailability
If the Owner cannot make the property available, a full refund will be issued.
The Owner shall not be liable for special or consequential damages.
13. Indemnification & Liability
Guest agrees to indemnify and hold harmless the Owner, agents, employees, or contractors from:
- Any injury or damage caused by negligence, accident, or natural causes.
- Injuries arising from activities such as swimming, biking, or other recreational use.
Guest assumes all responsibility and risk for themselves and their Group.
14. Termination
Owner may terminate this Agreement immediately upon breach of any terms.
No refund will be provided.
15. Governing Law
This Agreement is governed by the laws of the state where the property is located.
Any legal action must be filed in the county of the property’s location.
16. Acknowledgment
By agreeing to this Rental Agreement, Guest confirms that they:
- Have read and understood all rules and rental conditions.
- Acknowledge and accept full responsibility for their party and activities during their stay.
- Assume all risks associated with outdoor and indoor activities.
- Agree to indemnify the Owner against any injury, damage, or loss arising during the rental period.
