- A signed rental agreement,
- ID verification, and
- A $3,000 security hold (a pending transaction, not a traditional deposit).
Optional Alternative:
Guests may opt to purchase a non-refundable damage waiver provided by a third-party insurance company instead of the security hold.
- Cost: $140 for stays up to 10 nights
- For stays longer than 10 nights: $3 per additional night
- The damage waiver is optional.

2. Guest Responsibilities
This Agreement applies to all members of the Guest’s party (“Group”), regardless of age or affiliation.
- Guest is responsible for sharing the renter agreement and its requirements with all members of the party.
- Guests must keep the premises clean and safe and cause no unsafe or unsanitary conditions.
- The property cannot be used for commercial purposes or any illegal activity.
- Any breach of this section may result in termination of occupancy without refund.
3. Occupancy & Use
- The number of guests must not exceed the property’s stated capacity without prior written approval.
- No fraternities, school, civic, or non-family groups are allowed without the owner’s consent.
- No subletting or assignment is allowed.
- The Owner may enter the property for inspections, maintenance, or repairs at reasonable times.
- If the property is listed for sale, Guests agree to allow access by appointment upon notification.
Violation of these terms may result in immediate eviction without refund.
4. Security Hold or Damage Waiver
- If the security hold option is chosen, it will be released in full after checkout if no damage is found.
- If damages occur, the Guest will receive a full accounting and charges will be made to the card on file.
- If damages exceed the security hold, the Guest agrees to pay the remaining balance within 5 business days.
- Charges may include:
- Excess cleaning
- Hot tub or pool servicing
- Trash removal
- Replacement or repair of damaged or missing items
- Building or grounds repairs
- Service call fees
The Owner is not obligated to use the least expensive method of repair.
5. Pets & Children
- Pets are only allowed with prior Owner approval. Unauthorized pets are grounds for eviction with no refund.
- Guests must inform the Owner if children will be present, including their number. A child is defined as anyone under 18.
6. Refunds & Interruptions
No refunds are provided for:
- Malfunctioning appliances, pools, hot tubs, or elevators
- Power outages, water shortages, flooding, snow, construction, or mandatory evacuations
- Acts of nature or government-mandated emergencies
Owners will make every reasonable effort to maintain all amenities in good working condition.
7. Telephones
- Property phones may allow local calls only.
- Long-distance calls may require a calling card.
- If long-distance calls are not explicitly listed as a feature, assume they are not permitted.
8. Lost & Found
- Guests are responsible for shipping costs for any lost items they wish to have returned.
- Unclaimed items after 30 days will be disposed of at the Owner’s discretion.
9. Hot Tub & Pool Use
- Pools and hot tubs are tested and prepared for safe chemical levels before occupancy.
- No foreign substances (soap, oils, shampoo, glass, etc.) may be added.
- Pets are not permitted in pools or hot tubs.
- Misuse or violation results in a service fee or immediate eviction without refund.
10. Linens & Towels
- Guests are responsible for lost or damaged linens or towels, charged at two times the standard replacement cost.
11. Property Availability
If the Owner is unable to make the property available and no reasonable substitute is found:
- The Owner’s sole liability is to refund all monies paid.
- The Owner is not liable for special or consequential damages.
- Guests agree to indemnify the Owner from injury or damages except those caused by gross negligence.
12. Termination
The Owner may terminate this Agreement upon any Guest breach.
- Guests must vacate immediately,
- No rental refund will be issued.
13. Governing Law
This Agreement is governed by the laws of the state where the property is located.
- Disputes must be filed in the county of the property’s location.
- Any unenforceable clause will be omitted without invalidating the rest of the Agreement.
14. Activities & Liability Waiver
Guests acknowledge the inherent risks of recreational and outdoor activities (e.g., swimming, biking, canoeing).
By signing this Agreement, the Guest:
- Assumes all risks related to participation in such activities.
- Releases and indemnifies the Owner and all agents from any claims or liabilities for injury, loss, or damage.
- Accepts full responsibility for all members of their group and anyone they allow onto the property.
15. Final Acknowledgment
By signing this Agreement, the Guest confirms:
- They have read and understood all rules and rental conditions.
- They assume all responsibility for their safety and that of their group.
- They will return the property in the same condition in which it was received.
- They agree to hold the Owner harmless against any and all claims, damages, or losses.
- They enter into this agreement freely and at their own risk.
